Palm Beach County Launches Milestone Inspections Website: What Condo Associations Need to Know

Palm Beach County has unveiled a new online resource to help condominium associations and cooperative buildings navigate Florida’s mandatory milestone inspection requirements. These inspections, required under state law (SB 154), were introduced in response to the tragic Surfside collapse and are aimed at identifying and addressing structural concerns before they become critical.

Who Is Affected?
All condominium and cooperative buildings that are three stories or taller and located in unincorporated Palm Beach County must comply with these new mandates.
Inspection Schedule Based on Proximity to Coastline:
Within 3 miles of the coastline:
First inspection at 25 years of age
Re-inspections every 10 years
More than 3 miles from the coastline:
First inspection at 30 years of age
Re-inspections every 10 years
These inspections must be conducted by a licensed Florida architect or engineer, and the findings must be submitted in accordance with county guidelines.
